Estilo Interiors undertook the Cat A and Cat A Plus office fit-out project at Newater House in Birmingham.

THE PROJECT

The scope of work included refurbishing various areas within the building, such as the ground floor reception, basement facilities, lift lobby, stairwell, 4th and 6th floors, and external façade enhancements. The project also involved creating a live environment logistics plan due to the building’s busy location, ensuring minimal disruption to neighboring businesses.

THE WORK

Challenges:

  1. Live Environment Constraints: Newater House was situated in a bustling area, demanding meticulous planning to manage construction activities without causing inconvenience to neighbouring businesses and occupants.
  2. Comprehensive Logistics Planning: Given the live environment, Estilo Interiors had to develop a detailed logistics plan to coordinate deliveries, materials handling, and workforce movement efficiently.
  3. Out of Hours and Flexible Working: To minimise disruption, a significant portion of the work needed to be conducted outside regular business hours, necessitating a flexible working schedule and careful coordination among all stakeholders.

Approach:

  1. Clear Communication and Coordination: Estilo Interiors prioritised transparent communication and coordination with all parties involved, including neighbouring businesses, building management, and their own workforce. This ensured everyone was informed about the project’s progress and any potential disruptions.
  2. Noise and Disruption Mitigation: To minimise disturbances to neighbouring businesses, noise levels were closely monitored and controlled during construction activities. This involved using quieter construction methods where possible and scheduling particularly noisy tasks for times when neighbouring businesses were less active.
  3. Flexible Working Hours: Estilo Interiors implemented a flexible working schedule, allowing certain construction activities to be carried out during off-peak hours or weekends. This approach ensured progress on the project while mitigating disruption to surrounding businesses.
  4. Careful Material Management: Efficient handling and storage of materials were crucial to minimiSe congestion and maintain a safe working environment. Estilo Interiors implemented just-in-time delivery strategies and designated storage areas to streamline material management.

Outcomes:

  1. Successful Project Completion: Despite the challenges posed by the live environment, Estilo Interiors successfully completed the Cat A and Cat A Plus fit-out works at Newater House within the specified timeframe.
