THE WORK

In the heart of Birmingham’s Colmore Business District, the revitalisation of 10 Livery Street demanded a strategic and meticulous approach to commercial fit-out, incorporating CAT A Fit Out and Refurbishment Works across four office floorplates and communal areas spanning six floors. The project’s scope extended beyond traditional office design, encompassing the creation of cyclist facilities, renewal of MEP services, and the delivery of a CAT A+ Fit Out for the ground floor reception.

Design Collaboration:

The success of the venture hinged on a seamless collaboration between Estilo Interiors, the Client’s directly appointed Project Architect, and the MEP Consultant. The design was not just about aesthetics but an integration of functionality and innovation to create a dynamic workspace. The emphasis was on an office fit-out in Birmingham that reflected modern work trends, fostering productivity and employee well-being.

Challenges and Solutions:

Executing such an intricate commercial fit-out while maintaining business continuity for existing occupants required an agile approach. Estilo Interiors undertook the challenge of delivering the project in a live working environment, ensuring minimal disruption and maximum efficiency.

Prior to the commencement of the works, the team faced budget constraints. In response, Estilo Interiors initiated an extensive Value Engineering exercise. This exercise was not merely a cost-cutting measure but a strategic alignment of scheme costs with the budget, ensuring that the Employer’s Requirements and quality were upheld without compromise.

Scope of Works:

CAT A Fit Out and Refurbishment:

    • Four office floorplates underwent a transformation to meet CAT A standards, enhancing the overall aesthetic and functionality of the workspaces.
    • Communal areas, lift lobbies, stairwells, and WCs across six floors were revamped to align with contemporary office design principles.

CAT A+ Fit Out for Ground Floor Reception:

    • The ground floor, serving as the reception area, received special attention with CAT A+ Fit Out works. This included the integration of feature interior finishes that added a unique and appealing character to the space.

Cyclist Facilities at Basement Level:

    • Recognizing the importance of sustainable commuting, the project included the creation of cyclist facilities at the basement level. This encompassed shower and changing facilities, promoting an eco-friendly and employee-centric workplace.

MEP Services Renewal:

    • The existing MEP building services underwent a comprehensive refurbishment. This included HVAC systems, lighting solutions, fire and security systems, and the Building Management System (BMS). The aim was to not only modernise but also enhance energy efficiency and overall sustainability.
